Oria Developments launches Kenan in New Zayed, highlights strategic location and successful partnerships

Oria Developments, drawing on more than 20 years of experience in real estate development and contracting, has announced the launch of Kenan project in New Zayed, with investments of EGP 2.5bn.

The project reflects the company’s strategy to expand its presence in the Egyptian real estate market and deliver developments that create added value for customers and the market.

Eng. Waleid Lawandy, Founder and Chairman of Oria Developments, said that the launch of Kenan aligns with the company’s strategy for measured expansion in Egypt, building on its track record in real estate development and construction.

Over more than two decades, the company has executed projects for both government and private-sector entities, gaining technical and operational expertise that it aims to apply to the development of integrated real estate projects.

Lawandy added that the company is targeting several projects in prime locations across West Cairo. Its development strategy is based on a clear vision of delivering a distinctive real estate product that goes beyond building and selling units to creating residential communities that address customers’ needs and offer genuine value in terms of design, services, and construction quality.

He noted that the company is pursuing a gradual expansion strategy to maintain strong execution rates while balancing its growth plans with its ability to meet project delivery schedules.

The company’s chairman disclosed that the company prioritises starting construction and achieving tangible progress on its existing projects before moving into new phases of expansion. This approach reflects its belief that credibility in the real estate market depends on a developer’s ability to turn investment plans into projects on the ground.

He further pointed out that the company’s land portfolio provides opportunities to explore further expansion in the coming period.

The company aims to develop sustainable, energy-efficient projects that balance the optimal use of space, design quality, and services that enhance residents’ quality of life, according to Lawandy.

He said, “Kenan represents a key step in Oria Developments’ plan to strengthen its market presence, noting that the company is exploring expansion opportunities in new areas, including the North Coast. Oria is also preparing to announce additional projects in the coming period, in line with its gradual growth strategy and commitment to delivering added value through every project.”

Mahmoud Dawoud, Chief Commercial Officer at Oria Developments, said that Kenan aims to meet the needs of different customer segments through a variety of unit types and sizes. The project includes standalone and twin houses, alongside commercial and service components, offering a range of options for those seeking residential properties or investment opportunities.

He added that Kenan spans 9 feddans in New Zayed, opposite Sphinx International Airport. The project’s master plan prioritizes privacy and low-density development, with buildings occupying no more than 15% of the total area. The buildings will comprise ground and first floors only, allowing more space for open areas, landscaping, and amenities.

Dawoud noted that the master plan includes a crystal lagoon and a range of facilities, including a swimming pool, mosque, children’s area, gym, padel court, pet area, children’s gardening space, cycling tracks, an outdoor cinema, and a CCTV surveillance system. These amenities are designed to combine privacy with recreational activities and everyday services.

Eng. John Meshreky, Projects Manager at Lawandy Contracting, a first-category contractor registered with the Egyptian Federation for Construction and Building Contractors, said that the company’s extensive experience in the contracting sector is one of the key strengths supporting Oria’s development projects.

Meshreky added that its technical and execution expertise would support the new project at every stage, from planning and construction to meeting the targeted quality standards.

He noted that Oria Developments plans to begin construction on Kenan in the first quarter of 2027, with delivery scheduled within three years in line with the targeted timeline. The company is also continuing to expand its project portfolio and assess new growth opportunities in the Egyptian real estate market, in line with its strategy of gradual expansion, quality execution, and sustainability.

He further pointed out that Oria Developments is collaborating with several specialised companies on the project. Lawandy Contracting, a sister company, will handle construction, while ACE-Moharram. Bakhoum will provide consultancy services related to execution quality. Eng. Mohamed Hafez is responsible for the engineering design, while Egyptian-Emirati company Trojan will oversee operations and management.

Meshreky explained that construction has already begun on the company’s Alamat project in 6th of October city. In parallel, Oria is working to diversify its real estate offerings ahead of launching a new phase of hotel units, in line with the government’s efforts to expand Egypt’s hotel capacity.

He added that Alamat Tower enjoys a strategic location in the heart of 6th of October City, on Plots 20 and 21 in the Ninth District, directly on the Central Axis and overlooking the monorail route. Situated between the Hosary and Cityscape stations, the project benefits from convenient access and a prominent position along one of the city’s main thoroughfares.

For his part, Eng. Hossam Gouda, Regional Director at ACE- Moharram.Bakhoum, the project’s consultant, said that design quality is a key consideration in the development of Kenan, particularly amid recent advances in construction systems and rising quality standards.

He highlighted the importance of carrying out all works in accordance with the Egyptian codes and required specifications.

He added that the project’s urban planning places particular emphasis on supervising implementation and applying quality standards to achieve a balance between functional efficiency and the quality of the built environment.

Meanwhile, Eng. Mohamed Hafez, Chairman of Hafez Consultants and the project’s engineering design lead, stated that the design aims to make optimal use of the land while maintaining a low building footprint and providing extensive open spaces. This approach aligns with the company’s vision of delivering a real estate product that combines design quality, privacy, and a diverse range of services.

He concluded that addressing engineering details from the earliest design stages is essential to integrating the residential, service, and recreational components and supporting the project’s overall vision.
